In about an hour and a half to two hours, we will determine the correct price range for your home, we will point out things you should do to your home to make it more appealing to buyers, and we will devise our most effective plan of action.

 

Establishing a Proper Selling Price

 

No matter how attractive and polished your house may be, buyers will be comparing its price with everything else on the market. Your best guide is a record of what buyers have been willing to pay in the past few months for properties comparable to yours in your area. We will produce a thorough comparative market analysis (CMA) with the data of all comparables in your area. Based on these results, we will have a good idea of what the market value of your house is. The ultimate decision regarding how much to ask, however, is strictly yours. But I strongly encourage you to not fall into the temptation of overpricing the property- as this will only cost you thousands of dollars in the long run.

REALTORS don't establish value, the market does. I mention this because many real estate agents may try to buy your listing by saying they can get you more for your home. These attempts are done in hopes of securing the listing and coming back at a later date with a price reduction request- after all- you're already under contract. Remember, Realtors don't establish value- the market does.

Since our main objective is to sell your home for you, we will make sure that it is presented to as many potential buyers as possible. We will also work with you in preparing your home for showings.

Qualifying the Buyer


It is critical to know that we are dealing with a qualified buyer before we sign any type of agreement. Many lenders will give pre-qualification letters that really aren't worth the paper they are written on. So it is imperative that we thoroughly investigate the qualifications of prospective buyers.

Negotiating


When setting the terms of a sale, the thing most people are concerned with is the price. Don't fall into this way of thinking. There are many things to consider other than the price such as the timing and the overall convenience of the offer. Being familiar with the market conditions and keeping your personal motivation to sell fresh in your mind will guide you in the right direction. In real estate- everything is negotiable. You may find that negotiating with personal property such as washers, dryers, refrigerators, and so forth could play a great role as bargaining chips to keep your price where you want it and even keep you from having to move them yourself. Also make sure to spell out every little detail in the contract. A misunderstanding could end up costing you thousands of dollars and potentially kill any deal regardless of how far along you may be.


Closing and moving


Although this is the final step of the process, it is no time to slack off. We will need to stay on top of the mortgage company, the title company, the appraiser, the inspectors and anyone else involved in the transaction to ensure that all goes according to plan before you start loading up the truck. Once you know it's clear to move out, make sure you canceled all of your utilities and forwarded mail to your new address.
